Mortgage Rates Approaching 7%

Mortgage rates moved higher again on Wednesday, with the 30-year fixed rate reaching 6.91%, its highest level since June 2025 and now only 9 basis points below the 7% threshold.

The move is particularly important because rates are rising despite some improvement in Treasury markets during the session. The 10-year Treasury finished at 4.797%, essentially unchanged, while the 30-year Treasury slipped slightly to 5.269%.

The mortgage market therefore remains under significant pressure heading into September.

The most notable move was the 15-year mortgage, up 11 basis points, while jumbo mortgages reached 7.00%.

MND also emphasizes that its daily index incorporates upfront costs, meaning real-world borrower costs can be higher than the headline rate.

The Treasury curve was relatively stable, but the 10-year remains close to 4.80% and the 30-year remains above 5.25%.

That is still an unfavorable backdrop for mortgage rates, particularly because longer-term borrowing costs remain elevated.

MBS prices were generally stable to slightly better, but that was not enough to prevent mortgage rates from moving higher.

This highlights an important point: mortgage rates are not determined by the 10-year Treasury alone. MBS spreads, lender margins, hedging costs, volatility and mortgage origination economics all matter.

The Bigger September Problem

The 30-year mortgage rate has climbed from approximately 6.72% on August 19 to 6.91% on September 2.

That’s an increase of roughly 19 basis points in two weeks.

The psychological significance is considerable:

6.91% → 7.00%

A sustained move through 7% would reinforce the perception that the housing market is entering another prolonged period of affordability pressure.

The current environment is also unusual because economic growth remains relatively firm. Atlanta Fed GDPNow is tracking Q3 growth at 4.82%, while factory activity and other indicators remain resilient.

That creates a difficult combination:

Strong growth + persistent inflation concerns + elevated oil prices + high long-term yields = difficult conditions for mortgage rates.

Housing Market Impact

🔴 Affordability

The biggest immediate problem remains affordability.

At nearly 7%, buyers need substantially more income to qualify for the same mortgage amount compared with the ultra-low-rate era.

This keeps many potential buyers on the sidelines.

🔴 Existing-Home Sales

High mortgage rates continue to create a lock-in effect.

Homeowners with older mortgages at substantially lower rates have little incentive to sell and replace a 3–4% mortgage with a loan near 7%.

That suppresses transaction volumes.

🟠 New Construction

Homebuilders remain in a difficult position.

Higher mortgage rates reduce the purchasing power of buyers, forcing builders to increasingly rely on:

  • Mortgage-rate buydowns
  • Closing-cost incentives
  • Price reductions
  • Smaller floor plans
  • Promotional financing

Construction activity can therefore remain relatively resilient even while underlying affordability deteriorates.

🟢 Rental Demand

One potential beneficiary is the rental market.

When purchasing becomes less affordable, households that would otherwise buy may remain renters for longer.

That can support occupancy for apartment and residential REITs, although new apartment supply and rent concessions can limit landlords’ pricing power.

REITs: The Important Distinction

Not all REITs react to mortgage rates in the same way.

The biggest mistake investors can make is treating equity REITs and mortgage REITs as the same trade.

Equity REITs

For traditional property-owning REITs, higher rates generally create several headwinds:

Higher Treasury yields → higher required returns → lower valuation multiples

and

Higher borrowing costs → higher interest expense → pressure on cash flow

However, REIT fundamentals can offset some of this pressure when rents, occupancy and property-level earnings are growing.

Interestingly, U.S. real estate has demonstrated considerable resilience despite elevated yields. State Street reported the S&P 500 Real Estate sector up 14.66% YTD, compared with 12.97% for the broader S&P 500, while the FTSE EPRA Nareit USA Index was up 19.53% YTD as of August 31.

That suggests investors should not automatically equate higher mortgage rates with falling REIT prices.

Residential & Apartment REITs

Potentially mixed-to-positive

High mortgage rates can keep households renting rather than buying.

That supports:

  • Apartment occupancy
  • Rental demand
  • Renewal rates
  • Long-term housing demand

The negative side is that elevated apartment construction can increase supply and force landlords to use concessions.

These are less directly linked to residential mortgage rates.

Their major drivers include:

  • Economic growth
  • E-commerce
  • Manufacturing
  • Supply-chain demand

A strong economy can therefore offset some of the valuation damage caused by higher Treasury yields.

Data centers are primarily driven by structural demand from cloud computing and AI infrastructure.

However, they are capital-intensive businesses, meaning financing costs matter.

Mortgage REITs, or mREITs, deserve separate treatment.

Unlike equity REITs, mREITs primarily invest in mortgages and mortgage-backed securities rather than physical properties.

Their performance is heavily influenced by:

  • MBS prices
  • Short-term funding costs
  • Long-term Treasury yields
  • Yield-curve shape
  • Mortgage spreads
  • Leverage
  • Prepayment behavior

That makes the current environment particularly important.

A sustained increase in long-term yields can reduce the value of existing MBS holdings, while higher short-term funding costs can squeeze net interest spreads.

Conversely, a combination of lower short-term rates and a steeper yield curve can become considerably more favorable for mREIT economics.

Investors should therefore distinguish between:

Equity REITs: property values + rents + financing + Treasury yields

versus

Mortgage REITs: MBS valuations + financing spreads + leverage + yield curve

The second group is substantially more sensitive to changes in the rate environment.

For REIT investors, however, the picture is more nuanced.

Equity REITs: 🟠 Mixed — higher yields are a valuation headwind, but strong property fundamentals and rental demand can provide an offset.

Residential REITs: 🟢/🟠 Potential beneficiary of continued renter demand.
